Winthrop Sale Prices Span $155,000 to $550,000 in Latest Recorded Deeds

WINTHROP -- The Suffolk County Registry of Deeds recorded 16 property transfers in Winthrop between Aug. 14 and Sept. 12, but a sale price was disclosed in only three of them. The highest recorded price was $550,000, for a property on Johnson Terrace transferred to Citizens Bank NA.

NEIGHBORHOOD BREAKDOWN

Hagman Road accounted for three of the 16 recorded deeds, more than any other street in the dataset. All three, 207 Hagman Road, Unit 3H and Unit 5H, were recorded Aug. 14 with Mary A. Cawthorne or Richard J. Cawthorne listed as seller. Timothy R. Callinan is listed as buyer on two of the three Hagman Road units.

No other street had more than one recorded transfer. Among the three disclosed-price sales, one fell above $500,000 (Johnson Terrace) and two fell in the $100,000-to-$200,000 range (the Hagman Road unit and the address-unspecified property). The remaining 13 transfers, spread across Undine Avenue, Seal Harbor Road, Mermaid Avenue, Ocean Avenue, Corinha Beach Road, Cora Street, Governors Drive, Loring Road, James Avenue, Seafoam Avenue and Hutchinson Street, carried no disclosed price and cannot be sorted by tier.

Nine of the 16 recorded deeds, or 56%, name a bank, credit union or mortgage servicer as either grantor or grantee. Sellers in that category include Citizens Bank NA (twice), Freedom Mortgage Corporation and Mortgage Electronic Registration Systems Inc. (jointly), Mortgage Electronic Registration Systems Inc. (separately), Webster First Federal Credit Union, Metro Credit Union, First Priority Credit Union and PHH Asset Services LLC. One deed, the $550,000 Johnson Terrace transfer, lists Citizens Bank NA as buyer rather than seller. Deed records do not state the reason for these transfers.

The dataset also includes at least one explicit trust transfer: 19 Mermaid Avenue was recorded with the CM Bernstein Family Trust and Michael A. Bernstein listed as sellers.

Of the 16 recorded deeds, five involve condominium units, identified by unit numbers at Seal Harbor Road, Cora Street, Governors Drive and the two Hagman Road units.
