Revere Sale Prices Range From $300,000 To $620,000 In September Period

REVERE -- Ten properties changed hands in Revere between Sept. 18 and Oct. 17, but only four of those transactions have recorded sale prices so far, with figures ranging from $300,000 to $620,000.

MARKET OVERVIEW Suffolk County Registry of Deeds data shows 10 recorded transfers in Revere during the period. Prices have posted for four of them; the remaining six are typical of the usual lag before consideration amounts reach the registry, which generally appears within about a week of recording. Among the four priced sales, the range ran from $300,000 to $620,000, with a median of $390,000. A raw count of 10 recorded deeds does not, on its own, indicate whether the period was active or quiet without a comparable prior-period figure.

NEIGHBORHOOD BREAKDOWN Broadway saw the most recorded activity of any street, with three separate transfers: 0 Broadway ($300,000), 700 Broadway (price not yet available) and 310 Broadway (price not yet available). Revere Beach Boulevard recorded two transfers: a condominium unit at $307,500 and a separate transfer of 360 Revere Beach Blvd. without a unit designation, for which pricing is not yet available. By price tier among the four sales with recorded figures, three fell under $500,000 (74 Revere St., 360 Revere Beach Blvd. Unit 119, and 0 Broadway) and one fell in the $500,000-to-$1 million range (466 American Legion Highway). No sale in this period exceeded $1 million.

MARKET NOTES Property types among the recorded transfers included a condominium unit, a parcel described simply as "0 Broadway," and other street-addressed properties; bed, bath and square-footage figures are not available from deed records for this period, so no price-per-square-foot comparisons can be made. Several transfers involved financial institutions as either grantor or grantee: Operative Bank was the buyer in two separate transactions (74 Revere St. and 700 Broadway), Cambridge Savings Bank and Mortgage Electronic Registration Systems Inc. were the buyers in the Revere Beach Boulevard condo sale, and US Bank Trust NA was listed as seller of 83 Shirley Ave. Two transfers appear to involve the same parties on both sides: the Proctor Avenue property passed from Yolanda Martinez Aceves to herself along with Ingrid C. Mancia Landaverde, and the Galletta transactions at American Legion Highway and 0 Broadway both named Revere Crossing LLC as buyer. Six of the 10 recorded deeds this period do not yet show a sale price in registry data, consistent with normal reporting lag.
