WINTHROP -- Thirteen property transfers were recorded at the Suffolk County Registry of Deeds for Winthrop between Sept. 25 and Oct. 24, but sale prices had posted for only one of them as of this report, continuing the registry's typical lag between recording and the appearance of consideration amounts.

MARKET OVERVIEW

Thirteen sales were recorded during the period. Of those, only one, a condominium unit on Moore Street, had a sale price available: $660,000. Because pricing data is still pending for 12 of 13 transactions, a meaningful price range or median cannot be calculated for the month as a whole; the $660,000 figure reflects a single transaction, not the broader market. TOP SALES

70 Moore St., Unit 3, sold for $660,000 on Sept. 25. The sellers were Matthew and Venessa Hamilton; the buyers listed are NFM Lending LLC and Mortgage Electronic Registration Systems Inc. This is the only transaction in the period with a recorded sale price.

The remaining 12 recorded transfers do not yet have sale prices available in the registry data and therefore cannot be ranked. Those pending transactions include single-family homes at 18 Buchanan St., 275 Court Rd., 64 Moore St., 324 Bowdoin St., 516 Pleasant St., 26 Billows St. and 189 Pleasant St., along with condominium units at 25 Winthrop Shore Dr. Unit 1, 208 Grand View Ave. Unit 208 and 600 Shirley St. Unit 18, plus one transfer listed without a street address.

NEIGHBORHOOD BREAKDOWN

Pleasant Street saw two transfers in the period: 516 Pleasant St. and 189 Pleasant St., both recorded Sept. 25; neither has a posted price. Moore Street also had two transactions: the priced sale at 70 Moore St. Unit 3 ($660,000) and an unpriced sale at 64 Moore St. The remaining nine transactions were spread across individual streets, including Buchanan Street, Court Road, Shirley Street, Winthrop Shore Drive, Otis Street, Bowdoin Street, Billows Street, Grand View Avenue and one entry recorded without a specific street address.

Four of the 13 recorded transfers listed a bank or mortgage-registration entity as grantor: Citizens Bank NA at 25 Winthrop Shore Dr. Unit 1, Rockland Trust Company at 64 Moore St., and Mortgage Electronic Registration Systems Inc. at both 324 Bowdoin St. and 189 Pleasant St. The deed data does not indicate the circumstances of these transfers beyond the named parties.

Two entries in the dataset, one listed without a street address and one at 600 Shirley St. Unit 18, both name "Revocable Trust; Heskett Jeremy T" as a party and were recorded the same day, Sept. 28, consistent with a trust-related transfer involving the same individual; the registry data does not indicate the reason for the transfer.
