Chelsea Property Transfers Recorded in Late August Mostly Lack Sale Price Data

CHELSEA -- The Suffolk County Registry of Deeds recorded 18 property transfers in Chelsea between Aug. 21 and Aug. 26, but as of this report only one carries a posted sale price, leaving most of the period's activity to be measured in transaction count rather than dollar figures.

MARKET OVERVIEW

Eighteen transfers were recorded in the six-day span, a solid volume of registry activity for the period. Only one of those 18, the Aug. 25 transfer at 22 Watts St., has a recorded consideration amount: $126,468. Because that is the only price posted so far, the price range and median for the period are both $126,468. The remaining 17 transfers have not yet had a sale price entered in the registry, which typically appears within about a week of recording, so a fuller price picture should emerge in coming days. Based on the raw count alone, the six-day period was an active one for recordings, though most of the filings involve banks, loan servicers, or mortgage-registration entities rather than conventional buyer-to-seller sales.

With only one transaction carrying a recorded price, a price-based ranking of the period's sales is not yet possible. The lone priced transaction is 22 Watts St., which sold for $126,468 on Aug. 25. The sellers were listed as Luis Mendoza and Fany Rivera, and the buyer was Freedom Mortgage Corporation. Bed, bath, and square footage figures were not available from deed records. The other 17 transfers recorded in the period, including properties on Commandants Way, Eleanor Street, Eastern Avenue, and Pearl Street, do not yet have posted prices.

NEIGHBORHOOD BREAKDOWN

Spencer Avenue saw the most activity of any single street, with three separate transfers recorded during the period: 227 Spencer Ave. (Aug. 26), 208 Spencer Ave. Unit 3 (Aug. 21), and 54 Spencer Ave. (Aug. 21). No other street had more than one recorded transfer. The remaining 14 transfers were spread across individual addresses including Watts Street, Blossom Street, Clark Street, Eastern Avenue, Pearl Street, Gillooly Road, Garfield Street, Library Street, Admirals Way, Springvale Avenue, John Street, Eleanor Street, Commandants Way, and Old Colony Avenue. Because none of these transfers except 22 Watts St. has a recorded price, sales cannot be grouped by price tier at this time.

MARKET NOTES

Five of the 18 recorded transfers, at Blossom Street, Gillooly Road, Garfield Street, Library Street, and Spencer Avenue Unit 3, list Mortgage Electronic Registration Systems Inc. as the seller, a designation commonly associated with post-foreclosure transfers. Several additional transfers involve banks or loan servicers as either the seller or buyer, including Citizens Bank NA, Bank of America NA, Rocket Mortgage LLC, TruNorth Bank, Newrez LLC, and Freedom Mortgage Corporation. The property mix in this period includes single-family and multi-family addresses, condominium units at Eleanor Street, Spencer Avenue, and Springvale Avenue, and commercial or institutional properties at Commandants Way, Eastern Avenue, and Pearl Street. One transfer, at 74 Springvale Ave. Unit 6, lists Daniel A. Fabbo as both a seller and, through the Garlie and Garlie Trust, a buyer, indicating a within-family or trust-related transfer. With sale prices posted for only one of 18 transactions, price-per-square-foot comparisons are not possible for this period.
