WINTHROP -- Twelve property transfers were recorded at the Suffolk County Registry of Deeds for Winthrop between Sept. 18 and Oct. 17, but only one carried a sale price by the time records were pulled, leaving most of the month's market activity still unpriced.

MARKET OVERVIEW Twelve sales were recorded during the period. Of those, only one, 41 Sunnyside Ave, has a sale price posted: $436,000, which is therefore also the reported median and the full range (low to high) for now. The other 11 transactions are listed as price not yet available, a common lag in registry data that typically resolves within about a week of recording. Based on the raw count alone, a dozen recorded deeds represents a moderate pace of transfer activity for Winthrop; whether that pace is active or quiet relative to pricing cannot be assessed until more consideration amounts post.

NEIGHBORHOOD BREAKDOWN Hutchinson Street saw two separate transfers in the period: the whole property at 21 Hutchinson St, with John A. and Charisse Schettino as sellers, recorded Sept. 21, and 21 Hutchinson St Unit 1, with Melanie Barbarisi as seller, recorded Sept. 18. No other street had more than one recorded transfer this period.

Two transfers appear connected to the same seller name, Theodore Nancy: 35 Beach Rd, where Nancy Theodore transferred to Nancy I. Theodore, and 5 Myrtle Ave Unit 1, where Nancy Ivy Theodore and a realty trust are listed as sellers. Both recorded Sept. 18. The pattern suggests a family or trust-related transfer, though deed records do not indicate the reason.

Combined with the Operative Bank purchase at 41 Sunnyside Ave, three of the 12 recorded deeds this period show bank or lender involvement as either buyer or seller.
