Winthrop Sale Prices Remain Mostly Unreported as Registry Data Catches Up

WINTHROP -- Eight residential property deeds were recorded in Winthrop between Aug. 28 and Sept. 26, but only one carried a sale price by the time Suffolk County Registry of Deeds data was compiled, typical for deeds recorded within the past few weeks.

MARKET OVERVIEW The Suffolk County Registry of Deeds recorded eight property transfers in Winthrop during the four-week period. Only one, at 42 Bartlett Rd., had a sale price attached: $377,775. That single figure stands as both the low and high of the range and the reported median. The remaining seven transactions have not yet had consideration amounts entered into the registry. Based on the raw count of eight deeds, the four-week period reflects a modest, unremarkable volume of recorded activity, not unusually high or low.

TOP SALES 42 Bartlett Rd. sold for $377,775 on Aug. 31. The property passed from John Booras to Fairway Independent Mortgage Corporation and Mortgage Electronic Registration Systems Inc., a buyer pairing associated with mortgage-servicing and lien-related transfers rather than a conventional owner-to-owner sale.

No price was available for the remaining seven properties recorded in the period, so a full ranking beyond the Bartlett Road transaction is not possible this month. Those transfers were: 293 Revere St. Unit 2, sold Aug. 31 by Gabrielle Brown and Robert Brown II; 21 Sewall Ave., sold Aug. 31 by Therese P. Giove; 267 Washington Ave. Unit 6, sold Aug. 28 from Bank of America NA to Robert J. Miller and Paige M. Miller; 36 Nevada St., sold Aug. 28 from River Works Credit Union to Jack and Maria Bartoszewicki; 33 Orlando Ave., sold Aug. 28 from Operative Bank to David J. and Constance T. Goll; 1000 Governors Dr. Unit 4, sold Aug. 28 by Jonathan Morgan and Lina Marcela Sarazá Castrillon; and a Winthrop property transferred Aug. 28 from Patricia Auterio to herself and the Auterio Realty Trust.

NEIGHBORHOOD BREAKDOWN The eight recorded transfers were spread across seven named streets, Bartlett Road, Revere Street, Sewall Avenue, Washington Avenue, Nevada Street, Orlando Avenue and Governors Drive, plus one transfer with no listed street address. No street saw more than one recorded transaction in the period, so no geographic cluster emerged. With pricing available for only one sale, a breakdown by price tier is not yet possible this month.

MARKET NOTES Three of the eight transfers involved condominium units, at 293 Revere St. Unit 2, 267 Washington Ave. Unit 6 and 1000 Governors Dr. Unit 4, while the rest were recorded at single-address properties. Three transfers listed a bank or credit union as seller, Bank of America NA, River Works Credit Union and Operative Bank, each paired with individual buyers, a pattern distinct from the other transfers in the period. The Bartlett Road transaction listed a mortgage servicer and Mortgage Electronic Registration Systems Inc. as buyer, also consistent with a lender-related transfer rather than a conventional sale. One transfer, the Winthrop property with no listed street address, moved from Patricia Auterio to herself and the Auterio Realty Trust, a pattern consistent with a transfer within the same family. Because seven of the eight transactions lack recorded prices at this time, price-per-square-foot or other value comparisons are not available this month.
