Chelsea Sale Prices Range From $420,000 To $588,000 In September

CHELSEA -- Twelve property transfers were recorded in Chelsea between Sept. 4 and Oct. 3, but the Suffolk County Registry of Deeds had posted sale prices for only two of them as of this writing, limiting what the data can show about the month's housing market.

MARKET OVERVIEW

The registry recorded 12 property transfers in Chelsea during the four-week period. Of those, two carried a posted sale price: $420,000 and $588,000, for a range of $420,000 to $588,000 and a midpoint of $504,000. Nine other transfers and one nominal-consideration transfer had not yet posted a price, consistent with the registry's typical lag of about a week between recording and price disclosure. Because price data covers only two of 12 recorded transfers, the raw count of 12 is not enough on its own to characterize the period as active or quiet.

TOP SALES

The highest-priced transaction recorded during the period was at 246 Boston St., Unit 6, which recorded for $588,000 on Sept. 8. Deed records list Robert Gunnison and an entity identified as Dorchester as sellers; the buyers were CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The second sale with a posted price, $420,000, recorded Sept. 9. The deed lists the property only as "Chelsea, MA," without a street address. Sellers Jeffrey Liang and Chea Liang transferred the property to buyer Jacqueline Rivera.

No other transfer in the period carries a recorded sale price in the available data.

NEIGHBORHOOD BREAKDOWN

With prices available for only two transfers, a street-level or price-tier comparison is limited. The $420,000 transfer falls in the under-$500,000 tier; the $588,000 sale at 246 Boston St. falls in the $500,000-to-$1 million tier. No transfer in the period recorded above $1 million. Four of the 12 transfers involved addresses designated as units: 4 Eden St. Unit 2, 251 Arlington St. Unit 1, 246 Boston St. Unit 6 and 151 Clark Ave. Unit 151, indicating condominium transactions.

One transfer, at 4 Eden St. Unit 2, was recorded for nominal consideration under $10,000 and is not included in the price range or median figures above. Wilmington Savings Fund Society and Jacqueline Melendez were listed as sellers in that transfer, with no buyer named in the available data.

A transfer at 415 Crescent Ave. listed Caron Realty Trust and Paul R. Caron as sellers, a shared-surname, trust-named pattern; no buyer or price was listed in the available data.

Jeffrey Liang was listed as a seller in two separate transfers during the period: the $420,000 transfer with no listed street address, and the price-pending transfer at 251 Arlington St. Unit 1, where his co-seller was listed as Chea Vang.
