Winthrop's priced sales span $200,000 to $1,055,000 with median at $963,000

WINTHROP -- Suffolk County deed records show 12 property transfers in Winthrop between Sept. 4 and Oct. 3, but sale prices have posted for only three of them so far, leaving most of the period's market activity still to be quantified.

MARKET OVERVIEW

Twelve deeds were recorded in Winthrop during the period. Of those, three carry a recorded sale price: $200,000, $963,000 and $1,055,000, for a median of $963,000. The other nine sales have no price yet in the registry data, which typically appears within about a week of recording, so this month's figures reflect a partial picture rather than the full set of transfers. Based on the raw count alone, 12 recorded transfers is a notable volume for the town, though with three-quarters of sales still unpriced, conclusions about where values are heading this month are limited.

TOP SALES

The highest-priced transaction was a $1,055,000 sale of a Winthrop property, with Michelle L. O'Neill as seller and Diane Soper as buyer; the deed record does not specify a street address. Second was 140 Winthrop Shore Drive at $963,000, sold by Mark S. and Brenda Santana to Mortgage Electronic Registration Systems Inc. and CrossCountry Mortgage LLC. Third was 83 Loring Road at $200,000, sold by David P. and Vicki K. Russo to Citizens Bank NA.

NEIGHBORHOOD BREAKDOWN

With pricing available for only three of 12 sales, a street-by-street price comparison isn't yet possible. Of the priced sales, one topped $1 million, one fell in the $500,000-to-$1 million range, and one was under $500,000. Two separate units at 1000 Governors Drive changed hands during the period, one unnumbered and one listed as Unit 38, though neither has a posted price. A same-family pattern also appears on Pleasant Street: Paul F. Leary transferred 461 Pleasant St. to Paul F. and Patricia A. Leary, the same names that appear as sellers, without a listed buyer, on a separate Chester Avenue deed.

That pattern of bank and servicer involvement, spanning roughly a third of the month's 12 deeds, is a feature of this period's data; the deed records do not indicate whether these reflect foreclosure proceedings, loan payoffs or other transactions, and no motivation should be inferred from the records alone.
