Chelsea's Only Recorded Sale Price This Period Lands At $400,000

CHELSEA -- Twelve properties changed hands in Chelsea between Sept. 11 and Oct. 10, according to deeds recorded at the Suffolk County Registry of Deeds, but a sale price has posted for only one of them so far: a $400,000 condominium sale on Addison Street.

MARKET OVERVIEW The registry recorded 12 property transfers in Chelsea during the period. Twelve transfers in a one-month span is a moderate volume of activity based on the raw count alone, though without prior-month figures for comparison, it is not possible to say whether this represents a change from recent norms. Only one of the 12 deeds includes a sale price: $400,000, for the condominium unit at 101 Addison St. Because that is the only priced transaction on record, it sets both the range and the median for the period. Prices for the remaining 11 transfers were not yet available at the time of this report; sale prices typically post to the registry within about a week of a deed being recorded.

TOP SALES The sole transaction with a recorded price this period was 101 Addison St Unit 1, which sold for $400,000 and was recorded Sept. 14. The sellers of record were Gerado Portillo and Gerardo Portillo; the buyer of record was Eastern Bank. No other deed recorded during the period includes a sale price yet, so no further ranking of top sales is possible this month.

NEIGHBORHOOD BREAKDOWN Dudley Street accounted for two of the period's transfers: Units 117 and 118 at 60 Dudley St., both recorded Sept. 11. Theodoros Arakas and Olga L. Karas are listed as sellers of record for Unit 117, and Olga Karas is listed as the seller of record for Unit 118. Prices for both units are not yet available.

Gonzalo Artigas is listed as a seller of record on two separate properties, both recorded Sept. 15: 21 Summit Ave., transferred via the Webster Street Realty Trust, and 146 Webster Ave., transferred via the AVL Trust. Prices for both are not yet available.

The remaining eight transfers were spread across individual addresses with no repeated street names: 156 Shawmut St., 948 Broadway Unit 2, 278 Chestnut St., 101 Addison St Unit 1 (detailed above), 68 Cary Ave., 112 Clinton St., 250 Congress Ave Unit 20, and one deed listing only "Chelsea, MA" with no further address detail.

MARKET NOTES Condominium units made up at least five of the 12 recorded transfers: 948 Broadway Unit 2, 101 Addison St Unit 1, 60 Dudley St Units 117 and 118, and 250 Congress Ave Unit 20. The deed data does not specify property type for the remaining addresses.

Several of the period's transfers moved property within the same ownership rather than to an unrelated buyer. Steven J. Petzke transferred 948 Broadway Unit 2 to the Steven J Petzke Revocable Trust. Gonzalo Artigas transferred 21 Summit Ave. to the Webster Street Realty Trust and 146 Webster Ave. to the AVL Trust.

Two deeds involved parties other than individual buyers and sellers. The deed for 112 Clinton St. lists the city of Chelsea and the Massachusetts Department of Environmental Protection as sellers of record. The deed for 250 Congress Ave Unit 20 lists Mortgage Electronic Registration Systems Inc. as the seller of record, with Nelson Tejada and Maria Tejada as buyers.

Beds, baths and square footage were not available in the deed data for any property recorded during this period.
