Winthrop Home Prices Span $125,000 To $390,000 In Late Summer Sales

WINTHROP -- Twelve property transfers were recorded in Winthrop between Aug. 21 and Sept. 19, but sale prices were available for only two of them as of this writing, a data lag typical of the Suffolk County Registry of Deeds rather than any withholding by buyers or sellers.

MARKET OVERVIEW

The registry recorded 12 deed transfers during the period, all dated Aug. 21 or Aug. 24. Of those, two carried a recorded sale price, ranging from $125,000 to $390,000, with a median of $257,500 based on those two transactions. The remaining 10 sales list no consideration amount yet; prices for recent deeds typically appear in registry records within about a week of recording, so additional figures may surface after this report. Given that only a sixth of the period's transfers have price data attached so far, it is not possible to characterize the overall price trend from the current dataset.

33 Circuit Rd. sold for $390,000 on Aug. 24. The deed lists Jason Deeb as seller and Citizens Bank NA as buyer.

69 Summit Ave. Unit 3 sold for $125,000 on Aug. 21. Kristina Bodkin and Christopher Bodkin are listed as sellers, with Bank of America NA as buyer.

The remaining 10 recorded transfers, at 507 Pleasant St., 146 Somerset Ave. Unit 2, 48 Crystal Cove Ave. Unit 2, 12 Lincoln St., 5 Hillside Ave., 267 Washington Ave. Unit 6, one unaddressed Winthrop parcel, 300 Governors Dr. Unit 21, 3 Seal Harbor Rd. Unit 531 and 240 Devonshire St., do not yet have recorded sale prices and cannot be ranked among the top sales at this time.

Four transfers list a bank or mortgage-registration entity as grantor or grantee: Citizens Bank NA appears as both buyer (33 Circuit Rd.) and seller (507 Pleasant St.) in separate transactions, Bank of America NA is listed as buyer at 69 Summit Ave. Unit 3, and Mortgage Electronic Registration Systems Inc. is listed as seller at both 48 Crystal Cove Ave. Unit 2 and 12 Lincoln St.
