Winthrop Deed Data Shows Sparse Pricing as Bank Sellers Dominate July

WINTHROP -- The Suffolk County Registry of Deeds recorded 15 property transfers in Winthrop between July 10 and Aug. 8, but only one of those transactions disclosed a sale price, limiting what the public record shows about the local market this period.

MARKET OVERVIEW Of the 15 recorded transfers, one listed a consideration amount: $50,000 for a property on River Road. Because that is the only disclosed price in the dataset, it also stands as the period's low, high and median sale price. Fourteen of 15 transactions, or 93%, closed without a reported price, a common feature of deed filings that does not by itself indicate the properties sold below or above market value. With only one price point available, the data does not support a comparison to prior periods or a characterization of the market as active or quiet based on price alone; the raw count of 15 transfers is the only volume figure available for this window.

TOP SALES The lone disclosed sale is the only entry that can be ranked by price. 24 River Road sold for $50,000 on July 15. The sellers were William J. DiSciscio Jr. and Rita M. DiSciscio; the buyer was Webster First Federal Credit Union.

No other recorded transfer in the period listed a consideration amount, so no additional sales can be ranked by price. Among the 14 transactions without a disclosed price, several involved banks or mortgage companies as the seller, including Citizens Bank NA (four properties), Rockland Trust Company, Bank of America NA, PennyMac Loan Services LLC, and Envoy Mortgage Ltd. together with Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN Governors Drive was the only street with more than one recorded transfer in the period: units 17, 27 and 37 in the Governors Drive condominium complex each changed hands, none with a disclosed price. Every other recorded transaction occurred on a different street, including Bellevue Avenue, Chester Avenue, Grandview Avenue, Myrtle Avenue, Plummer Avenue, River Road, Sargent Street, Somerset Avenue, Summit Avenue, Washington Avenue and Willow Avenue. Because only one sale disclosed a price, transactions cannot be meaningfully grouped into price tiers.

MARKET NOTES Banks or mortgage-related entities were listed as the seller in seven of the 15 recorded transfers: Citizens Bank NA (77 Chester Ave., 200 Governors Dr. Unit 17, 101 Summit Ave. Unit 1 and 600 Governors Dr. Unit 27), Rockland Trust Company (247 Washington Ave. Unit 9), Bank of America NA (146 Somerset Ave. Unit 2), PennyMac Loan Services LLC (66 Plummer Ave. Unit 3), and Envoy Mortgage Ltd. with Mortgage Electronic Registration Systems Inc. (10 Myrtle Ave.). None of these seven transactions disclosed a sale price.

Eight of the 15 recorded transfers involved a specific condominium unit number, at Governors Drive (three units), Grandview Avenue, Plummer Avenue, Somerset Avenue, Summit Avenue and Washington Avenue, meaning condominium transfers made up a majority of the period's recorded transactions. The remaining seven records did not include a unit number.

One transaction, at 72 Bellevue Ave., listed a grantor group that included the name "Renee N," with "Renee N" also listed as the sole grantee, consistent with a transfer between parties who share a name; the deed data does not indicate the reason for the transfer.

One recorded entry listed no street address, only "Winthrop, MA," with FTF Investment Trust and Gerald M. Sneirson as sellers and Jay M. Holmes and JMH Realty Trust as buyers.
