Revere Home Prices Span $330,000 to $532,750 as Sale Data Trickles In

REVERE -- Suffolk County Registry of Deeds records show 11 property transfers in Revere between July 17 and Aug. 15, but only three of those deeds disclosed a sale price, leaving most of the period's activity undocumented in dollar terms.

MARKET OVERVIEW

The registry recorded 11 property transfers in Revere during the period. Of those, three deeds listed a sale price, ranging from $330,000 to $532,750, with a median of $401,250. The remaining eight transactions, nearly three-quarters of the total, were recorded without a disclosed consideration amount, which is common for certain deed types and does not necessarily indicate an unusual month. Because no prior-period figures were provided for comparison, the raw count of 11 transactions cannot on its own be characterized as active or quiet relative to Revere's typical pace.

TOP SALES

29 Larkin St. sold for $532,750 on July 20, the highest disclosed price of the period. The seller was Rita Kurti; the buyers were Bank of America NA and Mortgage Electronic Registration Systems Inc.

135 Vane St. sold for $401,250 on July 17. The seller was Juan Cano; the buyer was Jeanne Darc Credit Union.

180 Revere St. sold for $330,000 on July 17. The sellers were Cristian Mesa and Bradley F.B. Sanchez; the buyers were MLD Mortgage Inc. and Mortgage Electronic Registration Systems Inc.

These were the only three transactions in the period with a disclosed sale price. The remaining eight deeds, covering addresses on Tedford Avenue, Fenno Street, Whitin Avenue, Ocean Avenue, Arcadia Street and one unaddressed Revere parcel, did not list a consideration amount.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transfer during the period. Ocean Avenue saw two transactions on July 17: 660 Ocean Ave. and 674 Ocean Ave., both sold by Invictus Eliot on Ocean LLC, to Bredif REIT LLC and Bredif WF Seller LLC, respectively. Neither deed disclosed a price. Arcadia Street also saw two transfers at the same street number: 84 Arcadia St., sold by Ardacia St LLC, and 84 Arcadia St. Unit 3, sold by Gaelen Miguelez and Carlye M. Slavin. Neither disclosed a price.

Among the three sales with disclosed prices, two fell under $500,000: 180 Revere St. at $330,000 and 135 Vane St. at $401,250. One exceeded $500,000: 29 Larkin St. at $532,750. The remaining eight addresses, at Tedford Avenue, Fenno Street, Whitin Avenue and one Revere Street-only listing with no street number given, were standalone transactions with no shared street pattern and no disclosed price to sort into a tier.

Eight of the 11 deeds recorded in the period, 73%, did not disclose a sale price. Bed, bath and square-footage data were not available from the registry records, so no price-per-square-foot comparisons can be made.

A bank, credit union or mortgage-related entity, including Bank of America NA, Mortgage Electronic Registration Systems Inc., US Bank Trust NA, Middlesex Savings Bank, Jeanne Darc Credit Union and MLD Mortgage Inc., appears as either grantor or grantee in seven of the 11 recorded transactions. Two of the 11 deeds specify a condominium unit number: 300 Fenno St. Unit 18 and 84 Arcadia St. Unit 3. The remaining nine were recorded at street addresses without a unit designation. One entry in the dataset, recorded July 20, listed no street address, only "Revere, MA," with US Bank Trust NA and William D. Daigle as sellers and no buyer listed in the record.
