Three Disclosed Chelsea Home Sales Span $75,000 To $712,474 In July

CHELSEA -- Twelve property transfers were recorded in Chelsea between July 10 and Aug. 8, but a sale price was disclosed for only three of them, ranging from $75,000 to $712,474, with a median of $470,000 among the disclosed sales.

MARKET OVERVIEW

The Suffolk County Registry of Deeds recorded 12 property transfers in Chelsea during the period. Only three listed a disclosed consideration amount: $712,474 for a Library Street property, $470,000 for a Walnut Street condominium unit, and $75,000 for a Dudley Street condominium unit. The median of those three disclosed prices was $470,000. Because price data is available for just a quarter of recorded transfers, the raw count of 12 does not by itself indicate whether the period was active or quiet. Eight of the 12 transfers involved a bank, mortgage servicer or loan company as either grantor or grantee, a pattern discussed further below.

TOP SALES

Of the 12 recorded transfers, three disclosed a sale price. In descending order

109 Library St. sold for $712,474 on July 13. The seller was Jose Luis Reyes; the deed lists Mortgage Electronic Registration Systems Inc. and Pennymac Loan Services LLC as buyers.

173 Walnut St., Unit 3 and Parking Space 3, sold for $470,000 on July 13. Caldwell Equity Group LLC was the seller; Michelle J. Perez was the buyer.

60 Dudley St., Unit 18, sold for $75,000 on July 10. Jason Stocker and Justin Seward were listed as sellers; Citizens Bank NA was the buyer.

The remaining nine recorded transfers did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN

Three streets had more than one recorded transfer during the period. Shawmut Street had two: 39 Shawmut St. and 41 Shawmut St., both transferred from East Cambridge Savings Bank on July 10, neither with a disclosed price. Beacon Street also had two: 10 Beacon St., Unit 1 (recorded July 13, seller Jane E. Crapo), and 44 Beacon St., Unit 2 (recorded July 10, sellers Mortgage Electronic Registration Systems Inc. and Pamela I. Nukiza, buyer JPMorgan Chase Bank NA); neither disclosed a price. Walnut Street had two recorded transfers at the same address, 173 Walnut St., Unit 3: one on July 13 with a parking space included and a disclosed $470,000 price, and a second on July 13 with no listed buyer or price. Among the three disclosed sale prices, two fell under $500,000 and one exceeded $500,000.

Beds, baths and square footage are not available from deed records for this period. Seven of the 12 recorded transfers carried a condominium unit designation, at addresses on Walnut, Lafayette, Washington, Beacon and Dudley streets. The remaining five did not, including Library Street, Sixth Street, both Shawmut Street addresses, and one transfer recorded without a street address. Eight of the 12 recorded transfers listed a bank, mortgage servicer or loan company, including Mortgage Electronic Registration Systems Inc., Pennymac Loan Services LLC, US Bank NA, Citizens Bank NA, JPMorgan Chase Bank NA, East Cambridge Savings Bank and Aqua Finance Inc., as either grantor or grantee.
