Only Two of 14 Winthrop October Property Transfers Show Recorded Sale Prices

Suffolk County Registry of Deeds recorded 14 Winthrop property transfers in October, including two nominal-consideration transfers not counted as sales.

WINTHROP -- The Suffolk County Registry of Deeds recorded 14 property transfers in Winthrop during October, but only two of those transactions carried a recorded sale price when this report was compiled, leaving most of the month's activity still pending in the registry's pricing pipeline.

MARKET OVERVIEW

Of the 14 recorded deeds, two were nominal-consideration transfers, meaning they recorded a token amount and are not counted as market sales. That leaves 12 property transactions for October. Only two of those 12 had a recorded sale price by press time: $80,000 and $280,000, producing a price range of $80,000 to $280,000 and a median of $180,000 based solely on those two records. The remaining 10 transactions showed "price not yet available," consistent with the registry's typical lag of about a week before consideration amounts post. Given that more than 80 percent of October's sales lack pricing data so far, the raw count of 14 recorded transfers is the only reliable volume indicator for the month; it is not possible to characterize the month as active or quiet on price alone until the remaining figures post.

TOP SALES

With pricing data limited to two transactions, only two sales can be ranked by price this month.

The highest-priced recorded sale was 2 Edgar Terr, Unit 3, which sold for $280,000. The seller was Stephen Michael Ruggiero II; the buyers were MSA Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The second recorded sale was 111 Locust St, Unit 3, which sold for $80,000. The seller was Edward Towlson; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The remaining 10 transactions, at 49 Johnson Ave, 81 Hermon St, 35 Wave Way, 211 Grovers Ave, 37 Cliff Ave, 1 Seal Harbor Rd Unit 302, 275 Court Rd, 47 Woodside Ave, 51 Sargent St and 6 Loring Rd, have no recorded price yet and cannot be ranked among the month's top sales until that data posts.

NEIGHBORHOOD BREAKDOWN

No street in October's dataset had more than one recorded transfer, so no street-level clustering pattern emerged this month. By price tier, both recorded sales, at Edgar Terrace and Locust Street, fall under $300,000. The remaining 10 transactions cannot yet be sorted into price tiers because their consideration amounts have not been recorded.

MARKET NOTES

Both of October's priced transactions involved mortgage companies as buyers: MSA Mortgage LLC and Mortgage Electronic Registration Systems Inc. at 2 Edgar Terr, and Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. at 111 Locust St. Deed records do not state the reason for these transfers.

Several of October's unpriced transactions involved institutional or municipal sellers rather than private individuals: Bank of America NA (49 Johnson Ave), Cambridge Savings Bank (81 Hermon St), the U.S. Department of Housing and Urban Development (211 Grovers Ave), Tremont Credit Union (37 Cliff Ave), Rockland Trust Company (275 Court Rd), and the Town of Winthrop, which appeared as a seller twice, at 47 Woodside Ave and 6 Loring Rd. Deed records do not specify why these entities held the properties before transfer.

Two October filings were nominal-consideration transfers and are not counted among the month's sales. One, with no address listed beyond "Winthrop, MA," transferred property between Dennis J. Lacolla and Donnamarie D. Lacolla, with the same names listed as both grantor and grantee. The other, at 47 Thorton Pk, transferred from Donald B. Rotfort to the Rotfort Realty Trust and Donald B. Rotfort, a transaction that, based on the "Trust" designation in the grantee name, appears to be a trust transfer.

Beds, baths and square footage were not available from deed records for any of October's transactions, and no price-per-square-foot comparisons could be calculated as a result. Several addresses included unit designations, including 1 Seal Harbor Rd Unit 302, 2 Edgar Terr Unit 3 and 111 Locust St Unit 3, though deed records do not confirm property type.
