WINTHROP -- Ten property deeds were recorded in Winthrop between Sept. 11 and Oct. 10, but sale prices had posted for only one of them by the time records were pulled, leaving most of the period's market activity still to be quantified.

MARKET OVERVIEW

The Suffolk County Registry of Deeds recorded 10 property transfers in Winthrop during the period. Of those, only one carried a sale price in the available data: $200,000 for a condominium unit at 9 Eleanor Court. Because that is the only priced transaction, it also stands as both the low and high end of the range and the effective median. Sale prices for the other nine transfers had not yet posted to the registry's data as of this report; prices for recent deeds typically appear within about a week of recording, so the remaining figures may become available in the coming days. With pricing data missing for 90 percent of the period's transfers, the raw count of 10 recorded deeds does not, on its own, support a characterization of the market as active or quiet.

No other transaction in this period has a recorded sale price, so no further ranking by price is possible. The remaining nine properties, listed by recording date, are: 72 Atlantic Ave. (Sept. 14), a vacant Winthrop address with Robert W. Daly as seller (Sept. 11), 1430 Winthrop Shore Drive (Sept. 11), 1000 Governors Drive Unit 15 (Sept. 11), 211 Grovers Ave. (Sept. 11), 140 Winthrop Shore Drive (Sept. 11), 247 Washington St. Unit 7 (Sept. 11), 297 River Road (Sept. 11), and 41 Harbor View Ave. (Sept. 11). Price not yet available for any of these nine.

NEIGHBORHOOD BREAKDOWN

Winthrop Shore Drive accounted for two of the 10 recorded deeds this period, at 1430 Winthrop Shore Drive and 140 Winthrop Shore Drive, both recorded Sept. 11. No other street had more than one recorded transfer. Because sale prices are available for only one property, a breakdown by price tier is not meaningful this period; the $200,000 Eleanor Court sale is the only transaction that can currently be placed in a tier, putting it in the under-$500,000 range.
