One of 13 Chelsea sales posts a price so far this month

CHELSEA -- Suffolk County Registry of Deeds records show 13 property transfers recorded in Chelsea between Sept. 18 and Oct. 17, but only one carried a sale price at the time records were compiled, a pattern typical of the lag between recording and price posting.

MARKET OVERVIEW

Thirteen sales were recorded in the period, but only one, at $443,000, had a price attached to it as of this report. Because 12 of the 13 transactions show "price not yet available," a full price range and median cannot be calculated from the current data; the single disclosed price is also the de facto low and high figure on record. The count of 13 recorded transfers suggests normal transaction volume for the period, but with so few prices posted, the overall price trend cannot yet be assessed.

TOP SALES

The only transaction with a recorded price was a $443,000 sale that closed Sept. 23, with Maire Guinee as seller and New American Funding LLC and Mortgage Electronic Registration Systems Inc. as buyer of record; the specific street address was not listed in the deed data. The remaining transfers, several involving bank sellers or trust and estate parties, had no price listed. Among those, the Sept. 23 transfer of 76 Webster Ave. from East Cambridge Savings Bank to Rene R. and Rosa Estrada, the Sept. 21 transfer of 161 Summit Ave. from Wells Fargo Bank NA to Ana Rosa, and the Sept. 21 transfer of 7 Bloomingdale St. from Metro Credit Union to William R. and Maureen F. Walsh were among the recorded bank-seller transactions awaiting price data.

NEIGHBORHOOD BREAKDOWN

Marlborough Street saw two transfers on the same day, Sept. 21, at 41 and 43 Marlborough St., both with Stacey H. Kelleher and the Maureen F Flammer Living Trust listed as seller; no buyers were listed for either. Summit Avenue also recorded two transactions: 26 Summit Ave. on Sept. 18 and 161 Summit Ave. on Sept. 21. Jefferson Avenue had two transfers, 11 Jefferson Ave. Unit C on Sept. 22 and 65 Jefferson Ave. on Sept. 18, the latter moving from Ana Maria Palumbo and Ana M. Gomez to Taisha Santiago. Shawmut Street also saw two transfers at the same building number, 151 Shawmut St. and 151 Shawmut St. Unit 2, both recorded Sept. 18. None of the 13 transactions carried a price, so grouping by price tier is not possible this period.

MARKET NOTES

Four of the 13 recorded transfers involved condominium units, specifically 11 Jefferson Ave. Unit C, 92 Pearl St. Unit 13, 251 Arlington St. Unit 1 and 151 Shawmut St. Unit 2, while the rest appear to be single-family or multi-family addresses based on the deed listings. Three of the transfers listed banks or mortgage-servicing entities, Mortgage Electronic Registration Systems Inc., East Cambridge Savings Bank, Metro Credit Union and Wells Fargo Bank NA, as sellers, a pattern consistent with bank-owned or foreclosure-related transfers, though the deed data does not specify the nature of each transaction. The near-total absence of posted prices, 12 of 13 sales, means price-per-square-foot or price-tier analysis is not possible this period; prices typically populate in registry records within about a week of recording, so updated figures may become available in coming weeks.
