Only Four of 17 Recorded Revere Sales Carry a Price So Far

REVERE -- Seventeen property deeds were recorded at the Suffolk County Registry of Deeds for Revere addresses between Aug. 28 and Sept. 26. Only four of those transactions carry a sale price in the registry so far, ranging from $30,000 to $475,000, with a median of $262,500 among the priced sales.

MARKET OVERVIEW The registry recorded 17 property transfers in the period, but just four, or roughly a quarter, show a consideration amount. Among those four, prices ranged from $30,000 to $475,000, with a median of $262,500. The remaining 13 transactions show no price yet; sale prices typically appear in registry data within about a week of recording, so many of these should populate in the coming days. Based on volume alone, 17 recorded transfers is a typical count for a four-week window in Revere, though with more than three-quarters of prices still pending, it is too early to characterize pricing trends for the full period.

TOP SALES The highest-priced recorded sale was 2 Porter Ave, which sold for $475,000 on Aug. 31. The sellers were Boston General Properties LLC and the Tai Living Trust; the buyer was Rashid Shaikh.

At 20 S. Cambridge St., the property sold for $360,000 on Aug. 28. The seller was Estela D.P. Landaverde; the buyers were MSA Mortgage LLC and the Mortgage Electronic Registration Systems Inc.

114 Grand View Ave. sold for $165,000 on Aug. 31. The sellers were Walter Rincon and Julliana Rincon; the buyer was Brotherhood Credit Union.

865 Winthrop Ave. sold for $30,000 on Aug. 28. The sellers were Peter M. Heidkamp and Lisa Heidkamp; the buyer was Mass Bay Credit Union.

NEIGHBORHOOD BREAKDOWN No two priced sales this period shared a street name, so the four recorded prices break down by tier instead. Under $200,000: 865 Winthrop Ave. ($30,000) and 114 Grand View Ave. ($165,000). $200,000 to $400,000: 20 S. Cambridge St. ($360,000). Above $400,000: 2 Porter Ave. ($475,000). The remaining 13 transactions, still without a listed price, span addresses across the city, including Campbell Avenue, Kimball Avenue, Ocean Avenue, Broadway, Pemberton Street, Calumet Street, Carey Circle, Fenno Street, Revere Beach Boulevard, Sewall Street, Franklin Avenue and Lowell Street.

MARKET NOTES Three of the four priced transactions list a financial institution rather than an individual as buyer: Brotherhood Credit Union, Mass Bay Credit Union, and a joint recording naming MSA Mortgage LLC and the Mortgage Electronic Registration Systems Inc. Among the 13 transactions without a listed price, the Mortgage Electronic Registration Systems Inc appears as seller or buyer in six, and Citizens Bank NA appears as seller in two, at 376 Ocean Ave. Unit 207 and 27 Sewall St.

The period's recorded transfers include at least three condominium units: 376 Ocean Ave. Unit 207, 1 Carey Cir. Unit 107 and 10 Franklin Ave. Unit 206. One commercial-style transfer was recorded at 839 Broadway, from POM LLC to Broadway Folsom LLC. A transfer at 83 Calumet St. moved from the City of Revere to Alexander A. DeSimone and Marilyn C. DeSimone. At 32 Lowell St., the deed lists the seller as Defreitas Aguiar Jr. and the buyer as Defretias Aguiar Jr., a name variation between grantor and grantee. One recorded item lists no street address, naming the Revere Zoning Board of Appeals and Ghana Realty LLC.
