Chelsea Home Sale Prices Span From Under $10,000 to $600,000 This Month

CHELSEA -- Twelve property transfers were recorded in Chelsea between July 17 and Aug. 15, but only five listed a sale price, ranging from $9,697 to $600,000. The disclosed sales produced a median of $450,000.

MARKET OVERVIEW

The Suffolk County Registry of Deeds recorded 12 transfers involving Chelsea property during the period. Of those, five carried a disclosed consideration amount, ranging from $9,697 to $600,000, with a median of $450,000. The remaining seven transfers, more than half the total, listed no sale price, which is common for deed records and does not necessarily indicate a private or off-market sale. With only five disclosed prices, the sample is too small to characterize the broader market as active or quiet based on price data alone; the raw count of 12 recorded transfers reflects steady deed activity for the roughly four-week period.

TOP SALES

The highest disclosed sale was 173 Train St., Unit 1, which sold for $600,000 on July 20. Maura P. Conroy was the seller and Matthew Gagnon the buyer.

156 Spencer Ave. sold for $500,000 on July 20. The seller was listed as the Lovuolo Irrevocable Family Trust and Danielle Bianco; no buyer was named in the record.

104 Garfield Ave. sold for $450,000 on July 17. Sellers Nelson Martinez and Encarnacion Martinez transferred the property to MSA Mortgage LLC and Mortgage Electronic Registration Systems Inc.

71 Grove St. sold for $260,000 on July 20. Sellers were listed as the Bello Villalona Family Trust and Carmen Bello, with Mortgage Electronic Registration Systems Inc. and MLD Mortgage Inc. as buyers.

A parcel listed only as "Chelsea, MA," with no street address, sold for $9,697 on July 21. Nicholas Ciavarra was the seller and the Massachusetts Housing Partnership Fund Board the buyer.

NEIGHBORHOOD BREAKDOWN

The 12 recorded transfers spanned 11 different streets, with no street appearing more than once in the dataset, so no single-street concentration emerged this period. By price tier among the five disclosed sales: one transfer fell under $100,000 ($9,697), two fell between $100,000 and $500,000 ($260,000 and $450,000), and two fell at $500,000 or above ($500,000 and $600,000). The seven undisclosed-price transfers were spread across Swan Avenue, Washington Avenue, Jones Avenue, Dudley Street, Louis Street, Springvale Avenue and Everett Avenue.

MARKET NOTES

Four of the 12 recorded transfers involved condominium units, identified by unit numbers: 173 Train St. Unit 1, 12 Jones Ave. Unit 1, 60 Dudley St. Unit 18 and 100 Everett Ave. Unit 9. The remaining transfers did not carry unit designations in the deed data provided.

Several transfers named banks or mortgage-related entities as a party. Navy Federal Credit Union was the seller on the Jones Avenue unit; Capital One NA was the seller on the Dudley Street unit; Leader Bank NA was named alongside Kumbh LLC as seller on the Everett Avenue unit; and Mortgage Electronic Registration Systems Inc. appeared as a buyer or co-buyer on both the Grove Street and Garfield Avenue transfers. The deed data does not specify the nature of these transactions, and no motivation should be inferred.

At least three transfers appear to involve family or trust arrangements based on shared or related names in the seller and buyer fields: 276 Washington Ave., where Promise and Ngozi Otaluka transferred the property to the Otaluka Family Revocable Trust and Ngozi Otaluka; 8 Louis St., where Hakop Jack Grigorian and Matthew G. Karr transferred the property to Iskui and Sarkis Grigorian; and 156 Spencer Ave., where the seller was listed as the Lovuolo Irrevocable Family Trust. Beyond noting the shared names, the data does not indicate why these transfers occurred.
