Winthrop's Priciest August Deed Reaches $750,000 Amid Sparse Price Data

WINTHROP -- Fourteen property transfers were recorded at the Suffolk County Registry of Deeds for Winthrop between Aug. 7 and Sept. 5, but sale prices were disclosed in only four of them, limiting a full read on the local market's direction this period.

MARKET OVERVIEW

Of the 14 recorded transfers, four included a disclosed consideration amount, ranging from $50,000 to $750,000. The median sale price among those four disclosed transactions was $220,232. With 10 of 14 filings, or about 71 percent, showing no disclosed price, the raw sales count alone cannot support a conclusion about whether the period was active or quiet; the volume of recorded deeds was steady, but the sparse pricing data limits comparison to prior periods.

TOP SALES

37 Cliff Ave. sold for $750,000 on Aug. 7, the highest disclosed price in the period. Seller of record was Robert L. Deeb; the buyer was BankESB.

507 Pleasant St. sold for $272,000 on Aug. 7. Sellers of record were David A. Stasto and Corinne R. Powers; the buyer was Citizens Bank NA.

35 George St. sold for $168,464 on Aug. 12. Sellers of record were Anthony Kovacev and Rachel Kovacev; buyers were Lakeview Loan Servicing LLC and Dart Collateral Manager LLC.

3 Seal Harbor Rd., Unit 547, sold for $50,000 on Aug. 12. Sellers of record were Mary Ellen Acone and Martin D. Acone; the buyer was MIT Federal Credit Union.

No beds, baths or square footage figures were available for any of these transactions in the deed records.

NEIGHBORHOOD BREAKDOWN

Pleasant Street accounted for three of the 14 recorded transfers during the period: 54 Pleasant St. (Aug. 11, price not disclosed), 393 Pleasant St. (Aug. 12, price not disclosed) and 507 Pleasant St. ($272,000, Aug. 7), making it the most represented street in this period's filings. The remaining 11 transfers were spread across individual streets, including George Street, Seal Harbor Road, Main Street, Madison Avenue, Veterans Road, Locust Street, Sewall Avenue, Cliff Avenue, Hutchinson Street and Lincoln Street, plus one filing listing only a Winthrop town-level address. Among the four disclosed sale prices, three fell under $500,000 (Seal Harbor Road, George Street and Pleasant Street) and one exceeded $500,000 (Cliff Avenue).

MARKET NOTES

Financial institutions appeared as either grantor or grantee in a majority of the recorded transfers. Mortgage Electronic Registration Systems Inc. was listed as seller in two filings, at 393 Pleasant St. and 156 Locust St. Banks and credit unions, including Lakeview Loan Servicing LLC, MIT Federal Credit Union, Citizens Bank NA, BankESB, Real Time Resolutions Inc. and Metro Credit Union, appeared as either buyer or seller in seven of the 14 transfers, a pattern consistent with mortgage-related or lender-involved transactions rather than typical owner-to-owner sales.

Two filings show matching or overlapping family names between grantor and grantee. At 169 Main St., the grantors were listed as Carlos M. Vasquez and Camilo Macias, with grantees listed as Carlos M. Vasquez and Camilo Macias Torres. At 10 Veterans Rd., the grantors were listed as Kirsten E. Kilburn and Kirsten Kilburn, with grantees listed as Kirsten Elizabeth Kilburn and Caitlin Julia Connelly. Both are consistent with within-family or estate-related deed transfers; the deed data does not indicate the reason for either transfer.

One unit, 3 Seal Harbor Rd. Unit 547, was identified as a condominium based on its unit designation. Property type was not otherwise specified in the deed records for the remaining filings.
