Disclosed Revere Sale Prices Span $450,000 to $5.2 Million in August

REVERE -- Suffolk County Registry of Deeds records show 12 property transfers recorded in Revere between Aug. 7 and Sept. 5, but only two carried a disclosed sale price, ranging from $450,000 to $5.2 million.

MARKET OVERVIEW Twelve deeds were recorded in Revere during the period. Of those, two disclosed a sale price: $450,000 and $5,200,000, a range of $4.75 million. The median of the two disclosed prices is $2,825,000. Because 10 of the 12 recorded transfers did not include a sale price, that median reflects only the two disclosed transactions and should not be read as representative of the full set of 12. Without prior-month deed figures for comparison, the raw count of 12 recorded transfers does not by itself indicate whether this period was more or less active than typical for Revere.

TOP SALES The highest-priced disclosed sale was 83 Shirley Ave, which sold for $5,200,000 on Aug. 7. The seller was Good Story LLC and the buyer was Symetra Life Insurance Company. The only other disclosed sale in the period was a Revere property, street address not specified in the deed record, which sold for $450,000 on Aug. 7. The seller was Maria M. Bonasoro and the buyer was Yoling Orellana. The remaining 10 transfers recorded in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN The 12 transfers were spread across 11 different streets, including Frank Avenue, Shirley Avenue, Randall Road, Eustis Street, Shurtleff Street, Belle Isle Avenue, Salem Street, Park Avenue, Davis Street, Ellerton Street and Ocean Avenue; no street had more than one recorded transfer during the period. By price tier, the two disclosed sales fall into two different brackets: one under $500,000 (83 Bonasoro Maria M. sale for $450,000) and one over $1 million (83 Shirley Ave at $5.2 million). The other 10 transfers cannot be sorted by price tier because no consideration amount was disclosed.

MARKET NOTES Several of the period's transfers were recorded between parties with matching or overlapping names, consistent with transfers within a family or into a trust; the deed data does not indicate the reason for these transfers. At 20 Randall Rd, sellers Jean A. Bruno and Jean Realty Trust transferred to buyers Michael Bruno and Mark J. Bruno. At 83 Eustis St, seller Margoth Newman transferred to SPB Realty Trust and Margoth Newman. At 42 Davis St, sellers Edmond Silaj and Enkelejeda Silaj transferred to buyers Edmond Silaj and Enkelejda Silaj, with a minor spelling variation between the two records.

Several other transfers listed a mortgage lender or loan servicer as the seller, consistent with bank-originated deeds. At 15 Frank Ave, sellers MSA Mortgage LLC and Mortgage Electronic Registration Systems Inc. transferred to buyer Juan D. Montoya. At 51 Shurtleff St, the seller of record included Pennymac Loan Services LLC alongside Jorge E. Deossa Uribe; the deed record did not include a separately labeled buyer. At 60 Park Ave, seller Citizens Bank NA transferred to buyers Alvaro Ayala and Julia A. Perez Ayala. At 376 Ocean Ave, seller Countrywide Home Loans Inc. transferred to buyer Alexandre S. Nemets.

The name Yoling Orellana appears twice in the dataset: as the buyer of the $450,000 Revere property on Aug. 7, and as the seller of 292 Salem St Unit 101, price not disclosed, recorded the same day. That Salem Street unit was the only transfer in the dataset with a unit number, suggesting a condominium; property type could not be confirmed for the other 11 transfers from the deed data available. Four of the 12 recorded deeds, at 51 Shurtleff St, 11 Belle Isle Ave, 292 Salem St Unit 101 and 49 Ellerton St, did not include a buyer name in the available record.
