Just three of 12 Revere property sales disclose a price this month

REVERE -- Suffolk County Registry of Deeds records show 12 property transfers in Revere between June 19 and July 18, but only three carried a disclosed sale price, limiting what the month's raw numbers can say about the broader market.

MARKET OVERVIEW The registry recorded 12 sales in the period. Of those, three listed a sale price, ranging from $116,000 to $622,500, with a median of $337,250 among the disclosed transactions. Nine of the 12 recorded deeds — a majority — did not include a consideration amount, which is common for certain deed types but means the overall price trend for the month cannot be fully assessed from the raw count alone.

TOP SALES 42 Genessee St. sold for $622,500 on June 22, the highest disclosed price of the period. Seller Nora Pance transferred the property to Mortgage Electronic Registration Systems Inc. and MSA Mortgage LLC. 145 Bennington St. Unit 112 sold for $337,250 on June 22; seller Marcela E. Melendez Escobar transferred the condominium unit to JPMorgan Chase Bank NA. 70 Bellingham Ave. Unit 1 sold for $116,000 on June 22; sellers Martha N. Le and Phillip T. Lee transferred the condominium unit to Citizens Bank NA.

NEIGHBORHOOD BREAKDOWN Bellingham Avenue was the only street with more than one recorded transfer: 70 Bellingham Ave. Unit 1 sold for $116,000, and 83 Bellingham Ave. changed hands with no price disclosed, sold by Salem Five Mortgage Company LLC to Robert Muzarol and Karen Collins. All other recorded transfers occurred on separate streets — Genessee Street, Bennington Street, Reservoir Avenue, Ocean Avenue, Winthrop Avenue, Wadsworth Avenue, Salem Street, Mountain Avenue, Temple Street and Asti Avenue — with one sale apiece. Among the three disclosed prices, one sale topped $500,000 (42 Genessee St.), one fell between $250,000 and $500,000 (145 Bennington St. Unit 112), and one was below $250,000 (70 Bellingham Ave. Unit 1).

MARKET NOTES Four of the 12 recorded transfers involved condominium units, identified by unit numbers in the deed records: 145 Bennington St. Unit 112, 70 Bellingham Ave. Unit 1, 10 Ocean Ave. Unit 411 (with parking space 65), and 65 Asti Ave. Unit 1. The remaining eight transfers were recorded for street addresses without unit designations. A bank, credit union or mortgage-related entity — including Mortgage Electronic Registration Systems Inc., JPMorgan Chase Bank NA, Citizens Bank NA, Capital One NA, USAlliance Federal Credit Union, UMassFive College Federal Credit Union, Salem Five Mortgage Company LLC and Guaranteed Rate Inc. — appeared as a buyer, seller or both in nine of the 12 recorded deeds this period. The registry does not indicate the reason for these entities' involvement. One deed, for 16 Temple St., listed Sebastiano S. Pagliocco as both a seller (alongside Temple Realty Trust) and part of the buying party (alongside SSP Realty Trust), indicating a transfer of the property into a different trust structure rather than a sale between unrelated parties. No sale price was disclosed for that transaction. One transfer, at 170 Salem St., listed sellers Jonathan A. Ticse and Anthony A. Ticse with no buyer named in the available data.
