Disclosed Chelsea sale prices span $130,000 to $6 million in early August

CHELSEA -- Suffolk County Registry of Deeds records show 10 property transfers in Chelsea between July 31 and Aug. 4, with disclosed prices ranging from $130,000 to $6 million. Only three of the 10 transactions included a recorded sale price.

MARKET OVERVIEW Ten deeds were recorded in Chelsea during the period, but only three carried a disclosed consideration amount: $130,000, $490,000 and $6,000,000. The median of those three disclosed prices is $490,000. Because seven of the 10 recorded transfers list no sale price, the raw count alone does not indicate whether the period was active or quiet in terms of market value; it reflects deed-recording volume, not necessarily arm's-length home sales at those prices. TOP SALES The highest-priced transaction was 2 Williams St, which sold for $6,000,000 on Aug. 4. The seller was Belam Realty LLC and the buyer was listed as Jacob David B.

205 Spencer Ave Unit 3 sold for $490,000 on Aug. 4. The seller was Jared Wright, and the buyers were Daewon Lee and Sunkyung Lee.

11 Jefferson Ave sold for $130,000 on July 31. The seller was Ilda T. Bonitto, and the buyer was Metro Credit Union.

The remaining seven transactions recorded during the period did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Spencer Avenue saw two recorded transfers involving Unit 3 properties at different street numbers on the same day, Aug. 4: 205 Spencer Ave Unit 3, which sold to Daewon Lee and Sunkyung Lee for $490,000, and 208 Spencer Ave Unit 3, transferred by sellers Daewon Lee and Sunkyung Lee with no buyer or price disclosed in the deed record.

By price tier among the three disclosed sales: two fell under $500,000 (the $130,000 Jefferson Avenue sale and the $490,000 Spencer Avenue sale), and one exceeded $1 million (the $6 million Williams Street transfer). The seven undisclosed-price transactions spanned Englewood Avenue, Addison Street, Blossom Street, Nichols Street, Spencer Avenue, Webster Avenue and Broadway.

Two transfers, at 68 Englewood Ave and 89 Blossom St, listed Mortgage Electronic Registration Systems Inc as a seller party. At 68 Englewood Ave, the deed also lists Iraciara M.
