Boston ZBA Unanimously Approves Seven-Story Allston Hotel With Four Parking Spaces
BOSTON — June 2, 2026 — Boston ZBA approves seven-story Allston hotel with four parking spaces on unanimous vote. The Zoning Board of Appeal voted 5-0 Tuesday to approve a proposed 96-room hotel at 393 Cambridge Street in the Boston Landing section of Allston, granting variances for a floor-area ratio of 5.68 against a maximum of 1.0, a building height of 93 feet against a 35-foot limit, no rear yard setback, and only four valet drop-off spaces against 67 required by code. Attorney George Morancy, representing the 393 Cambridge Street Nominee Trust, argued the dimensional standards "belong to a prior generation of planning assumptions" and that providing no structured parking was "a conscious, planning-consistent, and BTD-endorsed decision" for a transit-served location adjacent to Boston Landing commuter rail. Tony DiSidoro of the Allston Civic Association deferred to the board but raised "well-founded concerns" about cumulative parking and congestion impacts along the corridor, noting that the separately under-construction Boston Landing Hotel nearby is providing up to 45 parking spaces despite being closer to the rail station. The board also unanimously approved a 41-unit affordable senior housing project for Rogerson Communities at 11 Beaufort Road in Jamaica Plain, scaled back from 71 units following community feedback, at an underground parking construction cost of approximately $350,000 per staff space.
