Boston ZBA Approves Over a Dozen Zoning Cases, Defers Roxbury Senior Housing After Vote Fails

BOSTON — July 14, 2026 — Boston Zoning Board approves Fields Corner historic restoration and defers Roxbury senior housing after vote falls short. The board cleared more than a dozen zoning cases at its July 14 session, including a Fields Corner project by Beantown Companies that will restore the circa-1886 Dorchester Music Hall and preserve the circa-1772 Clapp Field House while adding 47 residential units, nine of them affordable, on a combined 26,635-square-foot site. A $30 million renovation of Suffolk's 100 Magazine Street headquarters — converting warehouse and office space into a technology and AI center with 48 canopy trees and 1,500 percent more campus green space — also won unanimous approval. The most contested case, a proposed seven-story, 84-foot, 38-unit 100 percent affordable senior housing building at 151 Lenox Street in Roxbury by nonprofit Tenants Development Corporation, failed on a three-to-one vote with the board sitting shorthanded at five members, with attorney Robert Moran of Gilman McLaughlin and Hanrahan arguing on behalf of an abutter that the 4,700-square-foot lot could not support the scale of relief requested. The board unanimously deferred the case to August 25 when a full seven-member board is expected to be seated.
