Planning Board · Meeting of August 25, 2026

Chelsea Planning Board denied a Walmart delivery depot permit but backed a $110 million garage. Members voted 6-1 to recommend denial of a special permit for a 26,500-square-foot Walmart "depot" at 121 Webster Avenue after an initial approval motion from Vice Chair Jordana Mather failed 3-4; residents Larry Campo and Leo Robinson said the unbranded distribution hub, meant to supply 300 daily online orders via Spark gig drivers, would worsen already bad traffic near Route 16 for little local benefit. The related site plan review was continued to September 22.

Separately, the board unanimously approved three special permits and site plan conditions for Interpark LLC's proposed 2,400-space, six-level parking garage at 111 Eastern Avenue, which planner Natty King said would generate "over 110 million in tax revenue" over 30 years and includes a $750,000 host-benefit payment to the city. Both special permits now head to the zoning board of appeals on September 8.
